Is duct cleaning worth it?

Usually not, and I make nothing either way — I don't offer duct cleaning, don't subcontract it, and don't take a referral fee on it. That's the only reason my answer is worth anything to you.

The EPA has published guidance on exactly this question. Their position: duct cleaning has never been shown to prevent health problems, and studies don't conclusively show that dust levels in homes go up because of dirty ducts. Much of what's in a duct sticks to the duct wall and never reaches the room you're standing in. They do not recommend routine duct cleaning — only cleaning as needed.

There are three situations where it's genuinely warranted, and the EPA names all three:

  • Substantial visible mold growth inside hard-surface ducts or on system components
  • Vermin, rodents or insects nesting in the ductwork
  • Ducts clogged badly enough that debris is visibly blowing out of your registers

Those are conditions somebody has to look at and show you. Not something a mailer can diagnose. If a company can tell you that you need duct cleaning before anyone has looked, ask them to show you the contamination first.

Here's the part that gets left out. The EPA also notes that cleaning the cooling coil, the fan and the heat exchanger may improve your system's efficiency and operating life, while little evidence exists that cleaning the ducts alone does anything for efficiency.

The coil is the part that matters, and the coil is my equipment. Cleaning it is part of a seasonal tune-up, not a separate service with its own coupon. If you've got a musty smell or weak airflow, start there. It costs less than a duct cleaning and it addresses the component with actual evidence behind it.

Will a UV light help with allergies or mold?

UV works for what it's built for. A lamp aimed at the coil and drain pan suppresses the mold and biofilm that grow on those wet surfaces, and the people it helps most are the ones sensitive to mold. I've put them in and watched them make a real difference.

What it won't do is fix a pollen problem. If your trigger is East Texas in April, filtration and humidity are where your money belongs, and a UV lamp will disappoint you.

So it isn't on a list I read you, and I'm not going to work it into a conversation you called me about a broken capacitor for. But if mold is what you're fighting, ask me — I'll tell you it's worth doing.

Do you do ductwork?

No. I don't do ductwork, sheet metal fabrication or duct cleaning.

Should I put in a zoning system or a mini-split?

Before I answer, you should know I install mini-splits and I don't install zoning — zone dampers go inside the ductwork and I don't do ductwork. So I've got a stake in this. Here's the honest version anyway.

Zoning takes the system you already have and steers the air. Motorized dampers go in the ducts, each zone gets a thermostat, and when the upstairs calls for cooling those dampers open and the others close. It doesn't create more capacity. It redistributes what you've got.

A mini-split adds capacity. Separate outdoor unit, one or more indoor heads, small refrigerant lines, no ducts at all.

That difference is the whole answer. If your problem is distribution, zoning can fix it. If your problem is capacity — or if the ducts themselves are the problem — zoning won't.

Zoning is the right call when your ducts are genuinely good, when you've got a two-story house where the upstairs bakes in July, and especially if you have variable-speed equipment that can throttle down when zones close. It's also the better answer if you want four or five areas controlled independently, because four mini-split heads means four boxes on your walls and a much bigger bill. And if you don't want indoor heads visible, that's a fair reason too — I'm not going to argue you out of it.

A mini-split is the right call when the space has no ducts and shouldn't get any — a shop, a garage, an addition, an older house that never had central air. It's also right when the ducts are the actual problem, because closing dampers elsewhere just pushes a little more air down a run that was already inadequate. And it's right when it's one room rather than the whole house.

If you're getting zoning quotes, ask three things: does this include a bypass damper, or does my equipment modulate airflow on its own? What did you measure my static pressure at? And what did you check to know my ducts can handle this? On a single-stage system, closing several zones at once spikes static pressure because the blower keeps moving the same air and it has nowhere to go. That's hard on blowers, it freezes coils, and over time it's hard on compressors. A contractor who does zoning well will have those answers ready.

If zoning is what your house needs, I'll tell you that and point you toward someone who does it.

Do you agree with the $5,000 rule?

Partly. It's a decent starting point and a bad place to stop.

For anybody who hasn't heard it: multiply the age of your system by the cost of the repair. Over $5,000, replace. Under, repair. A 10-year-old unit with a $300 repair is $3,000, so you fix it.

The logic isn't wrong. It's trying to weigh two real things at once — how much life the system has left, and how bad the current failure is. I'd rather a homeowner have that in their head than nothing.

Here's where it falls apart.

It doesn't ask what broke. A $400 capacitor and contactor job on a 15-year-old unit comes out to $6,000, and the rule says replace. But a capacitor is a wear part. It's supposed to fail. Replacing one doesn't tell you anything about the compressor, the coil, or how much life is left. Meanwhile a $400 partial repair on a failing compressor is a completely different situation, and the formula treats them the same.

The threshold hasn't kept up. That number was set when a changeout cost a fraction of what it does now. If a new system runs ten or eleven thousand dollars, triggering that decision at $5,000 is asking people to spend a lot of money on the strength of some arithmetic.

And notice who publishes it. You'll find the $5,000 rule on manufacturer websites. I'm not saying anybody's being dishonest, but a formula that outputs "buy a new system" is a comfortable formula for a company that sells them.

What I actually look at: what failed and whether it's a wear part or a core component. What else on the system is close to going. Whether it's an R-22 system, because refrigerant on those is expensive enough now that a leak changes the math by itself. How long you plan to be in the house. And what you can spend, which is a real factor whether or not it fits in a formula.

Sometimes I do the math, land over $5,000, and still tell somebody to fix it — because the thing that broke was a part, not the system. And sometimes I land under and tell them not to, because I can see what's coming.
